Requirements and contract
We will explore and review your lifestyle, aesthetic preferences, and your new home features, finding a perfect balance between the wishes and needs of all family members.
Measurement and photography
The space is measured, photographed and evaluated to ensure that all the architectural features are accurately reflected in the design project.
3D floorplans
Floorplan is a detailed representation of the layout of a space, including wall placement, windows, doors, furniture placement, and other key elements.
We start with three floorplan concepts and then bring the chosen one to perfection. I design the floorplans in 3D, which allows us to assess the advantages of the proposed options from all angles.
3D floorplan includes:
- Walls (partitions) demolition and installation plan
- Furniture and plumbing equipment placement based on the chosen floorplan option.

Collaborations and permits
We submit the drawings required for obtaining construction permits, delivery and installation of the ventilation and air conditioning system, plumbing and sewage.

Concept development
At this step we define the overall concept and style in detailed collages for the main areas/rooms. These advanced moodboards convey the aesthetics and color palette, as well as specifics of furniture and lighting fixtures. Along with collages, I elaborate the drawings required for the 3D visualization.

Photorealistic 3D visualization
Our design team provides stunning photorealistic 3D renderings of all important rooms and areas, from three perspectives.
In addition to digital images, you receive a beautifully crafted hardcover photobook with all 3D renderings of your future home.

Construction drawings
We prepare an album with all the necessary drawings (65 sheets on average) in both digital and printed formats. If it's needed, we modify drawings based on the approved 3D visualization.
The album includes:
- Detailed floorplans with wall mounting and dismounting positions
- Elevations: drawings that depict the height and length of walls, cabinetry, and other architectural elements in a room.
- Electrical and Lighting Plans: detailed diagrams of the electrical and lighting systems in a room, including placement of switches, outlets, and fixtures.
- Reflected Ceiling Plans: drawings that show the layout of the ceiling and lighting fixtures, including details about the type of lighting used and its placement.
- Plumbing layouts with all fixtures of a property, such as sinks, showers, bathrooms, toilets.
- Millwork Drawings: detailed drawings of custom cabinetry, built-in furniture, and other millwork elements.
